An retired couple moving into village style accommodation wanted to maximize the selling  price of their existing  property. As a sales device they commissioned a Sketch design . This was a Subdivision proposal  to prove that their existing  house could be retained and a new residence built at the rear that complied with Council Planning  regulations. The house sold after 2 days on the market and the property  achieved 120K above the upper expected limit set by 3 different Estate agents. It set a new record for the street. No subdivision costs and associated waiting  time was required. The Provisional Planning Consent  from Council was enough to stimulate interest in the property.
